1. About SifuProperty

SifuProperty (sifuproperty.com) is a property portal operated by SifuProperty Malaysia (operator entity to be confirmed). SifuProperty provides an online marketplace where real estate negotiators (RENs) and estate agents (REAs) registered with the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP/LPPEH) publish listings and buyers browse them. SifuProperty is not a party to any transaction.

2. Agent obligations

• You must be a current Real Estate Negotiator (REN) or registered Estate Agent (REA) under the Valuers, Appraisers, Estate Agents and Property Managers Act 1981, with a valid REN/REA number.
• You must verify your identity before publishing — your name and REN/REA number are checked against the BOVAEP public register, and you may be asked to submit your REN tag and photo identity evidence for manual review. Accounts that fail identity verification may not publish listings.
• Every listing you publish must clearly display your REN/REA number, as required by LPPEH circulars on advertising.
• You must have the legal right to market every property you list.
• You may not list the same property under multiple agent accounts.
• You must remove listings within 48 hours of a property being sold or rented.
• You may not use buyer contact details for any purpose other than the enquiry they sent.
• You must not impersonate other agents or use AI-generated photos that misrepresent the property.

3. Buyer use

• Enquiries must be genuine. Spam, scraping, or harassment is grounds for a ban.
• You may save and compare listings for personal use only — not scrape or republish them.

4. Listings & accuracy

SifuProperty does not warrant the accuracy of listings and displays what agents submit. Always verify property details independently before any transaction. AI-generated descriptions are tools, not statements of fact — the listing agent is responsible for accuracy.

5. Subscriptions

• Plans renew automatically and are billed in Ringgit Malaysia (RM). Cancel anytime via the Customer Portal.
• No refunds for partial billing periods.
• Listing credits apply per active listing per plan tier.
• Featured-listing slots reset on a 30-day rolling window.
• Promotional founding-agent offers (e.g. a discounted or complimentary Pro period and a raised listing allowance) are limited-time and open only to eligible agents who sign up on or before the closing date we publish; they revert to standard plan pricing and limits when the promotional period ends.
• Some leads are charged on a pay-on-success basis rather than by subscription: Sell (seller) leads are billed only when you are matched and win the engagement, and services-marketplace and other lead credits are deducted per lead accepted. These charges are separate from, and additional to, any subscription.

6. Prohibited content

• Listings that violate Malaysian law or local authority rules (e.g. short-term-rental units operated without the required local council approval).
• Discrimination in listing language (race, religion, family status) — prohibited on SifuProperty and contrary to the professional conduct standards expected of BOVAEP-registered practitioners.
• Misleading prices, photos that are not of the actual property, or fabricated amenities.

7. Account termination

SifuProperty may suspend or terminate accounts that violate these terms, with notice except when immediate action is needed (e.g. fraud). Agents may delete their account anytime — active listings are removed; lead history is retained for 3 years.

8. Liability

SifuProperty is provided "as is". To the maximum extent permitted by Malaysian law, SifuProperty’s total liability for any claim is capped at the amount you have paid SifuProperty in the 12 months before the claim arose.

9. Governing law

These terms are governed by the laws of Malaysia. Disputes are resolved in the courts of Kuala Lumpur, Malaysia.

10. Changes

SifuProperty may update these terms. Material changes will be communicated by email at least 30 days in advance.
