- Is SifuProperty’s property price data real?
- Yes. Every price we show comes from NAPIC (JPPH) open sales data — actual registered transaction prices, not asking prices or estimates. Where an area has too few transactions to be meaningful, we show an honest empty state instead of a guess.
- How are property agents verified on SifuProperty?
- Every agent’s REN or REA number is checked against the LPPEH (Board of Valuers, Appraisers, Estate Agents and Property Managers) public register before their listings go live, and the verified registration number appears on each listing — so you know you are dealing with a licensed Malaysian estate agent.
- Which parts of Malaysia does SifuProperty cover?
- All Malaysian states, with the deepest coverage in Kuala Lumpur, Selangor, Johor, Penang and Melaka. You can search by state, district and market area, or find homes near any KTM Komuter, LRT, MRT or KL Monorail station.
- Is SifuProperty free for buyers and renters?
- Yes. Browsing listings, viewing NAPIC transaction data, and every buyer tool — affordability, mortgage, MOT stamp duty, DSR, RPGT and rental yield — are free. Agents start free and upgrade as they grow.
- Can foreigners buy property in Malaysia?
- Foreigners can buy most property types in Malaysia, but must meet each state’s minimum purchase price (commonly around RM1 million), obtain state consent, and pay a flat 8% stamp duty (effective 1 January 2026). Our Foreigner’s Guide covers the full rules, taxes and MM2H.
- What languages does SifuProperty support?
- Nine — English, 中文 (Chinese), Bahasa Melayu, Bahasa Indonesia, Tamil, ไทย (Thai), Tiếng Việt (Vietnamese), 한국어 (Korean) and 日本語 (Japanese) — across the site and listing content.
